When buying a home, you need to know what the finishing of an apartment is. Knowledge of this concept will allow you to make the right choice and not regret purchasing in the future. Also, if you plan to make repairs in an already purchased dwelling with your own hands, you also need to be aware of all the terms and definitions in order to communicate with specialists in the same language.

To understand what a fine finish of an apartment is, one should remember how repairs are made in general. If to simplify this process is divided into three stages, then roughing and pre-finishing goes before finishing.
- With a rough finish, the surfaces are not yet ready for finishing coatings, perhaps there are even no partition walls in the dwelling;
- Pre-finishing of an apartment implies the presence of partition walls, flat surfaces, ready for the final layer;
- The final finish is the final layer that residents will see in front of their eyes for many years.


Advantages and disadvantages of a clean apartment
When buying apartments with a fine finish, you can take advantage of the following advantages:
- You can immediately move into the home - all the sockets, switches and plumbing are already connected and working, the rooms look comfortable, all that remains is to bring in and arrange the furniture;
- Such apartment renovations are carried out in all rooms, so you won't have to think about cosmetic restorations for a few more years.
And, like any item, finishing has its drawbacks:
- The apartment is fully finished and not subject to global changes. Even if you need to change something to your taste, then you will have to spend significant funds and efforts on this, than if the alteration was carried out during the rough or pre-finishing;
- If during the construction of a house or the production of repairing an apartment some defects and violations of technology were made, then it will be more difficult to detect them if a fine finish has already been made;
- Such apartments are more expensive and repair is in doubt.
The procedure for finishing work
When purchasing a rough or pre-final home, you will have to do the final finishing yourself. To do this, you should draw up a work plan, a procedure.
You need to start work with the dirtiest or wettest work and work it from top to bottom, that is, the ceiling, walls and floor. Connection of electrical equipment (sockets and switches) and plumbing (mixers and devices) should be carried out at the very end.
If any hidden communications are planned, then they must be laid before finishing.

Before starting the final repair process, you should understand what the pre-final swelling of an apartment is. Obviously, how it was done and what materials were used will affect the quality of the finish. If the pedal processing was carried out for a long time or from low-quality materials, then it is better to redo it.
Ceilings
In the production of fine finishing of the apartment, the ceiling will be in the first stage. The following materials and technologies can be used to cover it:
- Stretch ceiling;
- Plasterboard ceilings;
- Covering with finishing putty;
- Painting.
An apartment for finishing is a finished dwelling, so the ceiling should be even and beautiful. According to GOST, it should not deviate from the horizontal by more than 15 mm. If the deviations are insignificant, then they can be leveled with plaster. If the deviations are large, then leveling is useless. Then it is better to use a more radical method - plasterboard ceilings installed in several tiers. So it will turn out to hide global irregularities and show design imagination.
The final finishing of the apartment should be provided on a high-quality surface. Therefore, if there is already some kind of coating on the ceiling that has served its life, it must be removed.
Walls
The next step is wall covering. Wall coverings should be selected based on the functioning of the room.
If the finishing takes place in the bathroom, toilet or kitchen, then you need to choose moisture-resistant materials, for example, ceramic tiles. If the walls in the living room or bedroom are finished, then you can use wallpaper, paint and decorative plaster.
The finishing of apartments in part of the walls should also be done on a flat surface. If there are large flaws in the form of protruding bricks or cement that has crawled out of the masonry, then they can be eliminated using brute force, for example, a hammer. Small irregularities must be removed with plaster.
If the wall has significant deviations in evenness, then it is necessary to do the same with the ceiling - cover it with plasterboard to hide the curvature. However, for this you have to sacrifice the space of the room.
Floors
You can finish the floors in the apartment with a wide variety of materials:
- Laminate;
- Linoleum;
- Parquet or plank floor;
- Tiled or ceramic tiles.
But again, the choice must be made depending on the functionality of the room.
Finished apartments usually come with a screed that makes the surface level enough to create a self-leveling floor layer. But if there is no screed, then it must be created. It will be required for any floor covering. The floor screed should hide irregularities up to 6 cm.
Electrical equipment and plumbing
Electrical equipment includes switches, sockets, electrical panels, wall and ceiling lights. All these items should be installed after the finishing of the apartment is completed.
It is necessary to do the same when installing plumbing equipment - mixers, toilet, bathtubs, sinks, dryers.
When installing electrical or plumbing equipment, be careful not to damage the finish with tools.
